FOR AGENTS, PROPERTY RENOVATORS & DEVELOPERS

Before it’s listed.
It has a story.

From vacant lots and teardowns to new construction, renovations, and flips, build interest before the property hits the market. Give neighbors and future buyers a preview of what is taking shape before its MLS listing goes live. Let them follow progress, discover the trades doing the work, and request an approved notification when it is listed.

Site/Story does not replace or act as an MLS listing. It tells the property’s story and builds interest before and during marketing. Official listing details, availability, showings, offers, and sale transactions remain with the responsible agent or seller. One-time founders pricing. Includes a standard unique QR yard sign. Seller and agent approvals required. No sale commission or annual renewal fee.

ONE PROPERTY. THREE LASTING BENEFITS.

A story while it changes

Progress, proposed designs, and a unique QR sign turn passing curiosity into an audience.

Credit for the whole team

The agent, GC, specialty trades, designers, and suppliers can be discovered through their actual contribution.

A useful handover after the sale

Privately organize approved materials, care information, warranty documents, and team contacts for the buyer.

WHY YOUR PROPERTY NEEDS A STORY

The finished photo shows the result.
The story shows what went into it.

For agents & brokerages

Give a property more context, introduce its project team, and invite confirmed listing-update interest through an approved marketing page. Sale inquiries, showings, and negotiations stay with the responsible professional.

For flippers & developers

Document the transformation, spotlight the people you hire, and give each property its own story. A second project shows another location, style, scope, and team.

For neighbors & future buyers

Follow what is happening nearby, find who did the work, and request listing updates when available. A preview is not an offer, availability promise, inspection, or substitute for doing your own due diligence.

From first update to final handover.

  1. 1. Start the story

Choose the property package. Site/Story sets up your project, QR sign, and business access after payment and onboarding.

  2. 2. Approve the preview

The seller and represented agent receive private review links. Site/Story reviews the exact property message before publication.

  3. 3. Build an audience

People follow progress and separately confirm listing-update emails. Send the approved reveal or listing announcement when ready.

  4. 4. Pass on useful details

Create a private handover file with selected care, finish, warranty, and project-team records. Share it only with an authorized recipient.

Property marketing terms and permissions

SITE/STORY LLC provides a fixed-price publishing and marketing service, not real estate brokerage, listing representation, an offer platform, a settlement service, an inspection, or a guarantee of sale or property condition. The property marketing package is $499 once for the stated deliverables, independent of a sale, closing, commission, or referral. It includes a project story and standard unique QR sign, project-team credits, listing-update signup, an approved launch announcement, and a private digital handover file. No annual renewal fee. Seller authorization and, when represented, the listing agent/broker’s permission are required before public marketing. Public previews can trigger MLS or other advertising requirements; the responsible agent/broker or seller must determine and meet applicable obligations before publication. Do not use this service to evade MLS, fair housing, disclosure, licensing, or consumer-protection rules. Property information, schedules, photos, and renderings are supplied by the project team and may change. Label proposed or AI-generated imagery clearly. Do not represent a rendering as a completed condition. Site/Story does not verify condition, title, permits, warranties, or suitability. Required property disclosures, contracts, inspections, financing, negotiations, and transaction payments occur separately with the responsible professionals. No payment is contingent on a real estate sale or settlement referral. The buyer handover file is informational, not a replacement for disclosures, title records, inspections, or proof that warranties transfer. Share only documents you have authority to disclose, redact private information, and keep buyer links private. Customers retain all nonwaivable legal rights. Contact kristi.sitestory@gmail.com for corrections, withdrawal, privacy requests, or a paper copy. Owner and agent approvals are electronic permission records, not a real estate contract or legal-compliance certification.

Responsible agents and sellers should review applicable MLS marketing requirements and their local rules before authorizing any public preview.
